Finding an affordable place to live in the South Bay isn’t easy. Instead of scrolling endlessly through rental apps, or taking on the headache of a grueling daily commute, let us connect you with a local homeowner with a spare room to share. Many of our matches result in meaningful friendships.

We welcome community college students, educators, healthcare workers, professionals, and other members of the local workforce looking for housing closer to school, work, and everyday life near West Valley, Foothill, De Anza, and San Jose City College.

You may also qualify if you are relocating to the South Bay, downsizing, or simply looking for a more affordable place to live in a neighborhood that works for you.

Getting Ready for the Matching Process

To move forward with the matching process, home seekers must meet a few basic requirements.

Wallet

Home seekers must demonstrate steady, verifiable income that is at least twice the rent, or possess comparable savings. We proudly work with individuals utilizing third-party rental subsidies.

Shield

Every seeker must pass a standard background check. This checks for criminal history, evictions, and financial judgments, but it does not impact your credit score.

No. Our Home Match program is completely free for home seekers. There are no application fees, background check fees, or hidden matching costs. You are only responsible for paying your agreed-upon monthly rent directly to the home provider once you move in.

Yes, in some cases. Some homeowners offer a reduced rent option in exchange for light household help, such as taking out the trash, carrying groceries, or running local errands. This “task exchange” is completely optional, is capped at a strict maximum of 10 hours per week, and can never involve personal caregiving of any kind.

Instead of a standard, rigid lease, our team helps you and the homeowner draft a personalized Living Together Agreement (LTA) before move-in. This document clearly outlines your rent amount, shared spaces, guest policies, and house rules so both parties have clear expectations and a comfortable, mutually respectful living arrangement.
